FOR PROPERTY MANAGEMENT
Properties, owners, tenants and rent in one place — and a buyer becomes an owner on the same record, because that is how a letting business actually grows.
THE REAL COST OF DOING IT THE OLD WAY
What a growing letting book costs you when it lives in spreadsheets and a phone.
Three spreadsheets and nobody sure which one is current.
You find out a payment is late when the owner asks, not before.
You sold them the flat, then lost the relationship when they let it out.
A simple question about one property means opening four files.
HOW IT WORKS HERE
Four records that reference each other, so nothing has to be remembered.
Type, city, district, area, floor, furnishing, amenities and photos.
Who owns it — including the buyer you converted.
Tenant, dates, rent, period and deposit against the property.
Every payment with its due date, marked due, paid or late.
BUILT FOR YOUR WORK
Six things the engine does today. Nothing here is a plan.
Convert a buyer into an owner in one step. The new owner record keeps the link back to the buyer they were, so the relationship you earned selling the flat is the one you keep managing it.
To let, to resell or under management — with type, city, district, area, floor, furnishing, amenities and its own reference on every property.
The pictures live on the record, not in a phone gallery, so anyone covering the desk can see the flat.
Tenant, start and end dates, rent, period and deposit — active or ended, on the property they belong to.
Every payment carries a due date and reads due, paid or late. The overview screen shows what falls in the next thirty days, so late rent surfaces before an owner asks.
Rent commission, resale commission and service fees entered against the property that earned them, in your own currency.
WHAT'S COMING NEXT
The property management engine is younger than the others. Here is what is missing, plainly, so you can judge it before a demo rather than during one.
Income is recorded against each property. There is no statement you can send an owner yet.
Payments carry due dates and a late status, and the overview surfaces them. Nothing is sent to the tenant automatically.
The income figure is entered by hand today. The tenancy already holds the rent and the period it would be calculated from.
These are in development, and the order they arrive in is shaped by the people already using it. Tell us what your buildings actually need
QUESTIONS
That is the case this engine was built around. A buyer in your contacts converts to an owner in one step: the owner record is created from their details, marked as a former buyer, and linked back to the buyer record they came from. From then on the property, the tenancy and the rent all hang off that owner, and you keep the relationship you earned when you sold them the flat.
Its own reference, title, whether it is to let, to resell or under management, and its status. Then type — apartment, villa, studio, office, land or other — city, district, address, area in square metres, floor, furnishing and furnishing items, amenities, photos, and the money: rent amount and period, deposit, resale price, service fee and its period, each in your chosen currency.
Each payment is recorded against its tenancy and its property with a due date, and reads due, paid or late. The overview screen lists payments falling due or already late within the next thirty days, ordered by date, with the property they belong to. It is a screen you check, not a message that arrives — nothing is sent.
Not yet, and it would be wrong to imply otherwise. The overview screen shows how many properties you hold, how many are to let, to resell and currently rented, income recorded so far this year, your most recently updated properties and the thirty-day rent window. Beyond that there is no reporting engine for this vertical, and owner statements are on the list above.
